Preconstruction Manager
An established and respected South Florida general contractor is seeking an experienced Preconstruction Manager to lead the front-end planning, estimating, and budgeting processes for a diverse portfolio of commercial, residential, and restoration projects. This role is essential to ensuring seamless project execution by providing accurate and strategic preconstruction guidance to both internal teams and external clients.

Description
The ideal candidate has a strong foundation in construction estimating, conceptual budgeting, and subcontractor coordination, with the ability to confidently lead the preconstruction process from initial feasibility through GMP development.
Key Responsibilities:
Manage the full preconstruction lifecycle, including budget development, value engineering, bid packaging, and proposal presentation.
Collaborate closely with project management, ownership groups, and design teams to provide cost analysis, constructability reviews, and scheduling input.
Develop and maintain subcontractor relationships to ensure competitive pricing and reliable trade coverage.
Prepare detailed estimates across a variety of project types, including ground-up construction, renovations, and restoration work.
Lead design development meetings, pre-bid walkthroughs, and scope reviews with internal and external stakeholders.
Analyze construction documents, specifications, and historical cost data to ensure accurate forecasting.
Work with leadership to establish procurement strategies, assess project risks, and align preconstruction activities with overall business goals.
Profile
Bachelor's degree in Construction Management, Engineering, Architecture, or a related field (or equivalent practical experience).
7+ years of experience in estimating or preconstruction roles, with strong knowledge of commercial and residential construction methods.
Deep familiarity with South Florida subcontractor market, permitting processes, and building codes.
Proficiency in estimating software (e.g., Bluebeam, On-Screen Takeoff, Sage Estimating, Procore).
Strong organizational, analytical, and communication skills.
Ability to present to clients, interpret construction documents, and work in a fast-paced, deadline-driven environment.
