NYC DOB Superintendent
Our client is seeking an experienced and highly motivated NYC DOB Superintendent to oversee the successful execution of construction projects in New York City. The ideal candidate will be responsible for managing daily field operations, ensuring quality, safety, and compliance with building codes, and coordinating all phases of construction activities.

Our client is a reputable Developer GC in the Affordable Housing and Mixed-use space. They are headquartered in Manhattan with projects throughout the 5 boroughs.
Description
The key responsibilities of the NYC DOB Superintendent are:
- Project Oversight: Supervise all day-to-day on-site construction activities, ensuring that the project is progressing according to schedule and adhering to safety standards.
- Team Management: Lead and coordinate the activities of subcontractors, laborers, and other on-site personnel. Ensure effective communication between all team members to maintain productivity and quality.
- Quality Control: Monitor and inspect the quality of work to ensure it meets the project's specifications, building codes, and industry standards.
- Safety Management: Implement and enforce safety protocols in compliance with OSHA regulations, ensuring a safe working environment for all personnel. Conduct regular safety meetings and inspections.
- Schedule Management: Maintain and update the project schedule, ensuring work is completed on time. Address delays or issues as they arise, and proactively mitigate risks to the timeline.
- Problem Solving: Identify and resolve issues related to construction processes, materials, or personnel to keep the project on track.
- Subcontractor Coordination: Manage subcontractor schedules and work performance, ensuring subcontractors meet contractual obligations and quality expectations.
- Permit and Inspection Coordination: Work with local authorities to ensure all necessary permits and inspections are completed on schedule.
- Client and Stakeholder Communication: Maintain clear communication with the project manager, architects, engineers, and client representatives, providing regular updates on progress, challenges, and milestones.
- Documentation and Reporting: Maintain accurate project records, including daily logs, safety reports, and change orders. Prepare reports for upper management as needed.
Profile
The successful NYC DOB Superintendent will have the following qualifications:
- Experience: Minimum of 5 years of experience as a Construction Superintendent, preferably with experience in large-scale commercial, residential, or mixed-use projects in NYC.
- Knowledge: In-depth understanding of construction processes, building codes, safety regulations (OSHA), and quality control procedures. Familiarity with NYC construction laws and permitting processes is highly preferred.
- Leadership: Proven ability to lead and manage teams, with excellent communication and interpersonal skills.
- Problem-Solving: Strong analytical skills and the ability to resolve issues effectively and efficiently.
- Technical Skills: Proficient with construction management software (e.g., Procore, Buildertrend, Prolog) and Microsoft Office Suite. Ability to read and interpret blueprints, plans, and specifications.
- Education: Bachelor's degree in Construction Management, Civil Engineering, or a related field preferred, or equivalent work experience.
- Certifications: OSHA 30-hour certification (or willingness to obtain within a specified period), First Aid/CPR, and relevant construction certifications in the Building and Construction space.
