Senior Preconstruction Manager/ Senior Estimator
The Senior Pre-Construction Manager is responsible for overseeing and managing the pre-construction phase of construction projects, including planning, budgeting, and coordination. This role involves close collaboration with clients, design teams, subcontractors, and internal teams. Requires extensive experience in pre-construction management and a deep understanding of construction processes and market conditions in the Las Vegas area.

Key Responsibilities

Project Planning and Feasibility
- Lead the pre-construction process, including project conceptualization, feasibility studies, and initial planning.
- Analyze project requirements and constraints to develop comprehensive plans and schedules.
- Collaborate with clients and design teams to define project scope and objectives.

Budgeting and Cost Management
- Prepare detailed cost estimates, budgets, and financial forecasts.
- Review and negotiate bids, contracts, and pricing with subcontractors and suppliers.
- Implement value engineering to optimize project costs while maintaining quality.

Collaboration and Coordination
- Coordinate with architects, engineers, and other consultants to align design intent with project goals.
- Build and maintain relationships with key stakeholders, including clients, subcontractors, and regulatory agencies.
- Manage pre-construction meetings and ensure clear communication of project milestones and expectations.

Risk Management
- Identify and mitigate potential risks during the pre-construction phase.
- Ensure compliance with local building codes, regulations, and permitting processes.

Team Leadership
- Provide mentorship and guidance to junior staff and pre-construction team members.
- Foster a collaborative and results-driven team environment.
Profile
Qualifications
- Bachelor's degree in Construction Management, Engineering, Architecture, or a related field.
- Minimum of 7-10 years of experience in pre-construction management or estimating.
- Strong understanding of construction processes, materials, and industry best practices.
- Proficiency in construction estimating software and project management tools.
- Excellent communication, negotiation, and problem-solving skills.
- Familiarity with local building codes, regulations, and the Las Vegas construction market is highly preferred.
Preferred Skills and Attributes
- Proven track record of managing complex projects with budgets exceeding $10 million.
- LEED certification or knowledge of sustainable building practices is a plus.
- Ability to work effectively under pressure and manage multiple projects simultaneously.
- Strong leadership skills with the ability to inspire and motivate teams.
