Project Manager - High-Rise Multifamily Construction

We are seeking an experienced and highly skilled Project Manager to join our team in Broward or Palm Beach County, FL, with a focus on managing high-rise multifamily construction projects. The ideal candidate will have extensive experience overseeing large-scale residential developments from pre-construction through to project completion.

Description

  • Project Oversight & Execution: Manage and oversee all phases of high-rise multifamily construction projects, from initial planning and budgeting through to successful project completion. Ensure projects meet all deadlines, budgetary constraints, and quality standards.

  • Budget & Financial Management: Develop, manage, and monitor the project budget. Work with the Estimating team to ensure accurate cost estimates, track expenses, and manage cost control procedures. Review and approve change orders, invoices, and payments.

  • Scheduling & Coordination: Create and maintain comprehensive project schedules, ensuring work progresses as planned. Coordinate subcontractor schedules, material deliveries, and workforce resources to ensure efficiency and prevent delays.

  • Team Leadership & Supervision: Lead and manage the project team, including superintendents, field personnel, subcontractors, and other stakeholders. Foster a positive, collaborative work environment and provide guidance on project-related challenges.

  • Quality Control & Safety: Monitor quality assurance procedures, ensuring that work meets all design specifications, codes, and client expectations. Enforce safety protocols, including OSHA regulations, and conduct regular safety inspections and meetings to ensure a safe working environment for all personnel.

  • Client & Stakeholder Communication: Serve as the primary point of contact for clients, architects, engineers, and other stakeholders. Provide regular project updates, address concerns, and manage expectations. Maintain strong relationships with clients and vendors to ensure satisfaction and project success.

  • Risk Management & Problem-Solving: Proactively identify potential project risks and challenges, including scheduling issues, budget overruns, or resource shortages. Develop and implement solutions to mitigate risks and keep the project on track.

  • Procurement & Subcontractor Management: Oversee the selection, negotiation, and management of subcontractors and suppliers. Ensure all contracts are in place and work is performed according to specifications and within the approved budget.

  • Documentation & Reporting: Maintain up-to-date project records, including daily logs, change orders, submittals, and correspondence. Ensure compliance with all relevant codes, regulations, and contractual requirements. Prepare and submit project reports to senior management.

Profile

  • Experience: Minimum of 5-7 years of experience as a Project Manager in the construction industry, with a focus on high-rise multifamily or residential projects. Experience in managing projects from pre-construction through to delivery is essential.

  • Knowledge: Strong understanding of high-rise construction methods, systems, and materials. Familiarity with the complexities of multifamily projects, including structural systems, MEP (mechanical, electrical, plumbing), finishes, and site work.

  • Education: A Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field is preferred. Relevant experience may be considered in lieu of a degree.

  • Certifications: Project Management Professional (PMP) or LEED accreditation is a plus. OSHA 30-hour certification required.

  • Technical Skills: Proficient in construction management software (e.g., Procore, Buildertrend, Prolog), scheduling tools (e.g., Microsoft Project or Primavera), and Microsoft Office Suite (Excel, Word, Outlook). Ability to review and interpret blueprints and technical documents.

  • Leadership & Communication Skills: Strong leadership abilities and experience managing cross-functional teams. Excellent communication, negotiation, and interpersonal skills with a proven ability to interact effectively with clients, architects, subcontractors, and project teams.

  • Problem-Solving: Excellent critical thinking and problem-solving skills with the ability to anticipate challenges and develop solutions proactively.

  • Local Knowledge: Familiarity with local building codes, permitting, and zoning laws in Broward or Palm Beach County is preferred.
