Ground Up Construction Project Manager - Westchester, NY
We're hiring a Ground-Up Commercial Project Manager to deliver new-build commercial construction in Westchester County and the surrounding market. You'll manage full-cycle execution-contracts, schedule, budget, subcontractors, and closeout-on projects from sitework through core & shell and interiors turnover.

Description
- Lead ground-up commercial projects from award through closeout
- Oversee site logistics, mobilization, safety planning, and subcontractor onboarding
- Manage sitework/utilities coordination, foundations, concrete, steel, and envelope
- Drive MEP/FP coordination, inspections, testing, and commissioning planning
- Build and maintain master schedules (CPM), look-aheads, and recovery plans
- Own project financials: budgets, cost-to-complete, forecasts, and monthly reports
- Execute subcontractor buyout, procurement, and long-lead material tracking
- Run contract administration: AIA documentation, pay apps, lien waivers, COs
- Lead RFI/submittal processes; coordinate design clarifications with A/E teams
- Chair OAC meetings; manage deliverables, minutes, and stakeholder alignment
- Ensure compliance with building codes, permitting, and required inspections
- Manage substantial completion, punch, closeout docs, as-builts, O&M manuals
- Leverage Procore (or similar), Bluebeam, Excel, and scheduling tools

Profile
A successful Project Manager should have:
- 5+ years PM/APM experience on ground-up commercial construction projects
- Strong understanding of core & shell sequencing and critical path management
- Comfortable leading sitework, structural, building envelope, and MEP coordination
- Strong cost control: forecasting, cost reports, contingency, buyout discipline
- Expert-level change management and client communication
- Proficient with Procore (or similar), Bluebeam, MS Project/Primavera, Excel
- Leadership mindset-can drive subs, resolve conflicts, and keep momentum
- Safety-first approach; OSHA knowledge and strong field partnership
- Westchester/NYC tri-state market experience and local trade network a plus
Job Offer
