Estimator - San Francisco
We are seeking estimators with at least five years of commercial construction experience. Estimators will work primarily on hard bid and negotiated commercial projects within our core markets and work closely with architects, engineers, owners, and subcontractors.

Reputable General Contractor with 38 years of combined industry experience. We serve clients throughout the California Bay Area, from medical, government, higher learning facilities, interior build-outs, architectural upgrades, ADA facility upgrades, to name a few.
Description
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Lead projects from first estimate through formalization of subcontracts.
- Determine scope of work and required contents of estimates by reviewing proposal specifications, drawings, attending pre-estimate meetings, and analyzing request for proposals/bid requirements.
- Provide complete conceptual and final estimating input on complex projects.
- Provide technical support to personnel preparing discipline estimates for assigned bids.
- Ensure all working documents and data are maintained to back-up estimate figures.
- Review and incorporate historical data from purchase orders, subcontracts, productivity analysis reports, etc. into unit and labor figures.
- Assist contracting department during preparation of inquiries and final evaluation of submitted bids as required.
- Track awarded contracts as required including estimating/pricing extra work items, change orders, credit; procuring materials on major work items.
Profile
Required Experience and Skills:
- Ability to develop a complete estimate package that clearly communicates project costs and variability/potential risks.
- Must have experience with the bidding process: soliciting bids, communicating with bidders, evaluating subcontractor proposals, etc.
- Ability to prepare detailed instructions to bidders, trade specific clarifications and comprehensive bid packages.
- Significant experience and skill in preparing detailed conceptual cost estimates and conceptual cost studies from schematic documents.
- Ability to look beyond the information and ask the right questions to provide a complete project cost evaluation.
- Ability to make reliable predictions on cost.
- Ability to develop innovative solutions for issues related to cost, lead-times, trade partners, and/or specified products or materials.
- Ability to develop variance summaries between estimates and value engineering studies.
- Must be able to collaborate with project team to establish staffing and project requirements.
- Knowledge and understanding of unit costs and the factors that affect construction costs.
- Make subcontractor recommendations to owners; negotiate and finalize subcontracts with trade partners.
- Experience supporting request for proposal responses (RFP's) and interviews.
- Strong interpersonal skills.
- Detailed, highly organized and focused.
