Superintendent - Manhattan

As Superintendent, you will be the boots-on-the-ground leader responsible for the day-to-day field operations of our historical renovation projects. You'll work closely with the project manager, subcontractors, and vendors to ensure that all aspects of the work are executed with precision, safety, and respect for the architectural integrity of the buildings we restore.

Client Details

Our client is a boutique commercial general contracting firm specializing in the meticulous renovation and restoration of historical buildings throughout Manhattan. Our projects blend craftsmanship with modern construction techniques to breathe new life into some of the city's most iconic and character-rich spaces. We're seeking a highly organized, hands-on Superintendent to join our growing team and take the lead on-site across multiple small to mid-size projects.

Description

  • Oversee all field operations and daily activities on-site from mobilization through project completion.

  • Coordinate and manage subcontractors, laborers, and vendors to ensure timely and high-quality execution.

  • Maintain strict compliance with project plans, specifications, DOB codes, and preservation guidelines.

  • Ensure all work aligns with historical renovation standards, including material authenticity and preservation methods.

  • Conduct daily safety checks and enforce all site safety protocols (OSHA & local DOB regulations).

  • Manage site logistics, including deliveries, access, and protection of adjacent occupied areas.

  • Keep accurate daily logs, photographs, and field reports.

  • Identify and solve field issues in real-time, escalating to the PM when necessary.

  • Attend and contribute to project meetings with clients, architects, and consultants.

  • Ensure clean, organized, and secure job sites at all times.

Profile

  • Minimum 5 years' experience as a Superintendent, Foreman, or Site Supervisor in commercial construction.

  • At least 2 years of experience in historical renovation or restoration work in NYC.

  • Deep knowledge of DOB codes, NYC construction standards, and best practices for working in landmark or historical buildings.

  • Strong leadership, communication, and organizational skills.

  • Ability to read and interpret architectural and structural drawings.

  • Tech-savvy with ability to use field software (e.g., Procore, PlanGrid, or similar platforms).

  • OSHA 30 certification required.

  • SST card and other NYC DOB-required certifications preferred.

  • Ability to work in tight urban environments and coordinate work in occupied buildings.

  • Passion for craftsmanship, detail, and the legacy of NYC's historic architecture.
