Construction Superintendent

Our client is looking for an experienced DOB Superintendent to oversee affordable housing construction projects. The ideal candidate will have extensive experience in NYC construction and a thorough understanding of the Department of Buildings (DOB) regulations and requirements. This position is critical to ensuring compliance, safety, and efficient project execution.

Description

• Serve as the on-site representative for the Department of Buildings (DOB), ensuring compliance with all city regulations and building codes.
• Oversee all construction activities on affordable housing projects, ensuring adherence to project plans, specifications, and schedules.
• Conduct regular site inspections, manage subcontractors, and ensure all work is completed in compliance with NYC building codes, safety standards, and approved permits.
• Collaborate with project managers, architects, engineers, and contractors to ensure proper execution of the construction process.
• Ensure all necessary permits, certificates, and inspections are completed in accordance with NYC DOB regulations.
• Manage daily field reports, job progress, and site conditions, addressing any issues or delays promptly.
• Oversee safety protocols on the job site, ensuring compliance with OSHA standards and company safety policies.
• Liaise with clients, city inspectors, and other relevant stakeholders to ensure smooth project progression and regulatory compliance.
• Ensure high standards of quality control, delivering affordable housing units that meet the client's specifications and industry best practices.

Profile

• 5+ years of experience as a Superintendent in NYC, preferably with a focus on affordable housing or similar projects.
• In-depth knowledge of NYC Department of Buildings (DOB) regulations, NYC building codes, and permitting processes.
• Proven track record of managing large-scale residential construction projects.
• Ability to lead and coordinate multiple trades, contractors, and suppliers.
• Strong problem-solving, communication, and leadership skills.
• Familiarity with project management software and tools (e.g., Procore, MS Project).
• OSHA 30 certification required.
• NYC DOB Licensed Superintendent preferred.
