Description

In this role, you will manage the complete lifecycle of gut rehab projects, from demolition to final finishes, ensuring the successful delivery of high-quality multifamily, mixed-use, and commercial buildings. This hands-on position requires you to lead your team through every step of the project, maintaining the highest standards of quality, safety, and efficiency while effectively managing schedules and budgets.

  • Project Oversight: Lead the entire gut rehab process from start to finish, ensuring all phases of construction are executed on time, within budget, and to the highest standards of quality.

  • Team Leadership: Manage and guide a team of subcontractors, laborers, and internal staff. Cultivate a positive and productive working environment by promoting teamwork and clear communication.

  • Scheduling & Coordination: Develop and maintain detailed project schedules, coordinating with subcontractors, suppliers, and other stakeholders to ensure materials and resources are available when needed.

  • Safety & Compliance: Ensure strict adherence to all OSHA regulations and company safety protocols. Prioritize the safety of all personnel on-site by enforcing safety procedures and addressing any potential hazards.

  • Client Liaison: Serve as the main point of contact for clients and stakeholders, providing consistent updates and managing expectations throughout the course of the project.

  • Problem Solving: Proactively identify potential project delays or issues and work collaboratively with the project team to resolve them before they impact timelines or budgets.

  • Quality Control: Conduct regular site inspections to ensure that all work meets or exceeds company and regulatory standards for quality and safety.

Profile

The successful candidate will be a seasoned Superintendent with at least 5-7 years of hands-on experience in managing gut rehab projects. You will have a deep understanding of multifamily, mixed-use, and commercial construction methods, as well as the ability to oversee multiple projects simultaneously. Strong leadership skills, a keen eye for detail, and the ability to solve complex problems on the fly are essential to your success. Additionally, you must possess excellent communication skills to effectively interact with team members, clients, and stakeholders.

  • Minimum of 5-7 years of experience as a Superintendent in overseeing gut rehab projects, particularly in multifamily, mixed-use, and commercial construction.

  • Strong knowledge of construction methods, techniques, and building systems, with a particular focus on gut rehab processes.

  • In-depth understanding of NYC building codes, local regulations, and safety requirements.

  • Proven ability to manage multiple subcontractors, teams, and vendors, ensuring timely delivery and adherence to project goals.

  • OSHA certification (10 or 30-hour), with a strong focus on maintaining a safe work environment at all times.

  • Exceptional leadership and organizational skills with the ability to manage project schedules, budgets, and resources efficiently.

  • Proficiency with construction management software such as Procore, Prolog, or similar tools.

  • Strong problem-solving skills, with a proactive approach to identifying and addressing potential project issues before they arise.

  • Excellent communication skills, both written and verbal, with the ability to liaise with clients, stakeholders, and internal teams effectively.

  • A results-driven attitude, capable of delivering projects on time and within budget while maintaining the highest standards of quality.
