Facilities Manager- Multifamily Complex
We are seeking a Facilities Manager for a multifamily apartment complex to oversee maintenance, vendor management, safety compliance, and resident relations. The ideal candidate will have experience in building systems, strong organizational skills, and the ability to lead a team while ensuring the property remains safe and well-maintained.

We are seeking a highly organized and proactive Facilities Manager to oversee the day-to-day operations and maintenance of our multifamily apartment complex. The Facilities Manager will ensure that the property is safe, functional, and well-maintained for residents and staff. This position requires excellent problem-solving skills, strong communication, and a commitment to providing a high-quality living environment.
Description
Key Responsibilities:
- Maintenance Oversight: Supervise and coordinate the repair and maintenance of the apartment complex, including common areas, mechanical systems, plumbing, electrical, HVAC, and exterior grounds.
- Vendor Management: Manage relationships with contractors, vendors, and service providers. Obtain bids, negotiate contracts, and ensure work is completed to quality standards and on schedule.
- Building Inspections: Conduct regular property inspections to ensure compliance with safety regulations, identify maintenance issues, and ensure the property is always in excellent condition.
- Preventative Maintenance: Develop and implement a comprehensive preventative maintenance program to extend the life of the building's systems and reduce the occurrence of emergency repairs.
- Budget Management: Assist with budget creation and management for maintenance operations, ensuring cost-effective solutions and compliance with financial constraints.
- Emergency Response: Be on call for emergency situations such as water leaks, electrical issues, or HVAC failures. Coordinate timely responses to minimize disruption for residents.
- Safety Compliance: Ensure that the property is in compliance with local, state, and federal safety regulations. Implement safety programs and protocols for staff and residents.
- Resident Relations: Address resident concerns or maintenance requests in a professional and timely manner. Ensure all issues are resolved promptly and to residents' satisfaction.
- Team Leadership: Lead, train, and supervise a small team of maintenance staff, ensuring high standards of work and fostering a positive, productive work environment.
- Record Keeping: Maintain accurate records of work orders, inspections, service requests, and maintenance schedules.
Profile
Qualifications:
- High school diploma or equivalent; additional certifications in facilities management, property management, or trade-related fields is a plus.
- Proven experience (6+ years) in facilities management, maintenance, or building operations, preferably within a multifamily apartment setting.
- Strong knowledge of building systems, including HVAC, plumbing, electrical, and general maintenance practices.
- Ability to troubleshoot and resolve maintenance issues efficiently.
- Familiarity with OSHA regulations, safety protocols, and emergency procedures.
- Strong communication and interpersonal skills to work effectively with residents, staff, and vendors.
- Strong organizational and time-management skills, with the ability to manage multiple tasks and priorities.
- Proficiency in using basic computer software and facilities management systems.
- Must have a valid driver's license and reliable transportation.
