Description
My client is seeking an experienced Project Manager to lead complex projects as an owner's representative, ensuring seamless execution from pre-construction through project close-out. The successful candidate will oversee the construction of a 50-month, two-phase mixed-use/multifamily project in Columbia, MD. Reporting to a Senior Project Manager, you will have the autonomy to manage all aspects of the project while working closely with architects, general contractors, and stakeholders.
Responsibilities:
Construction Period Tasks:
- Represent the owner in construction meetings with the project team.
- Conduct pre-construction reviews with stakeholders.
- Perform progress inspections to ensure compliance with codes, guidelines, and plans.
- Prepare detailed monthly inspection reports with photographs.
- Act as a liaison with utility agencies and government representatives.
- Review submittals and shop drawings for coordination.
Post-Construction Tasks:
- Monitor punch list completion and final acceptance.
- Witness final testing and commissioning of equipment.
- Ensure preparation of as-built drawings, warranties, and operations manuals.
- Assist in final cost accounting and project close-out documentation.
Profile
- 5+ years of experience in project management, with a strong focus on commercial and/or mixed-use projects.
- Proficiency in Procore or similar project management software.
- Ability to manage project scopes independently while collaborating with cross-functional teams.
- Strong organizational, scheduling, and budgeting skills.
- Exceptional communication and leadership abilities, with a passion for delivering quality results.
- Flexibility to work both on-site and virtually, as needed.
- Knowledge of construction processes, building codes, and project close-out procedures.
