Project Manager - Nationally Ranked Multifamily Builder

The Project Manager will be responsible for overseeing all facets of rehabilitation projects in the affordable multi-family housing space.

With 16+ years in the business, this organization has established itself as one of the largest multi-family affordable housing Owners & Builders in the U.S. They've grown rapidly since inception and now have over 7 offices across the country.They specialize in a diverse array of variety of multi-family new construction work as well as rehabilitation's, with projects valued between $5M - $100M+.

My client's portfolio spans over 20,000 units across 17 states, and they are on an ambitious path to reach 50,000 units by 2030. They have also more than doubled their headcount in just the past 3 years!

Description

  • Perform thorough front-end due diligence, including reviewing property condition assessments, environmental reports, and evaluations from specialty consultants.
  • Assist in developing project scopes, budgets, schedules, and logistics plans; oversee the execution of these plans during active construction phases.
  • Provide detailed updates on construction progress, address current or anticipated issues, and ensure budget adherence
  • Identify and assess maintenance, building issues, and needed capital improvements.
  • Recommend effective solutions to resolve building deficiencies and meet regulatory standards.
  • Help source and manage the Design Team, Vendors, and Contractors.
  • Oversee the development of architectural and engineering plans and specifications.
  • Ensure timely permitting approvals from local authorities, ensuring compliance with all code and regulatory requirements for stakeholders like Housing Authorities, lenders, and HUD.
  • Coordinate with Operations and Property Management teams on contractor access, logistics, utility shutdowns, and notices.
  • Conduct regular on-site inspections of ongoing construction projects.
  • Monitor construction quality control, conducting pre- and post-construction reviews.
  • Facilitate site tours for design teams, lenders, and other stakeholders to assess project progress and participate in draw meetings.
  • Enforce safety protocols on-site to protect contractors and residents.

Profile

  • Bachelor's Degree in Engineering, Construction Management, Architecture, or related field
  • +/- 5-10 years of construction industry experience
  • Hands on experience with occupied apartment renovation projects. Project values can range from $5M - $60M or higher
  • Excellent written and verbal communication skills
  • Strong tenure at current and previous employers
  • Excellent organizational skills
  • Must be willing to travel as needed
