Description

The Construction Preconstruction Manager will be responsible for:

  • Project Planning and Coordination:

    • Collaborates with the project team (including architects, engineers, and other stakeholders) to define the project scope, timeline, and budget.
    • Reviews initial designs, plans, and project requirements to assess feasibility.
    • Develops project schedules and determines resource allocation.
  • Cost Estimation and Budgeting:

    • Prepares detailed cost estimates and budgets for projects, considering material costs, labor, and other potential expenses.
    • Identifies cost-saving opportunities and value engineering options.
    • Reviews bids from subcontractors and suppliers to ensure competitive pricing.
  • Risk Management:

    • Identifies potential risks to the project, including financial, technical, and operational challenges.
    • Develops risk mitigation strategies and contingency plans.
    • Ensures compliance with regulations, codes, and safety standards.
  • Procurement:

    • Manages procurement activities, including the selection and contracting of subcontractors, suppliers, and vendors.
    • Develops procurement schedules and manages contract negotiations.
    • Ensures the timely availability of materials and resources required for the project.
  • Collaboration with Stakeholders:

    • Acts as the main point of contact between the client, contractors, and other stakeholders before construction begins.
    • Provides updates and reports on project status, cost estimates, and timelines.
    • Participates in project meetings, including pre-construction and progress meetings.
  • Document Control and Compliance:

    • Ensures all necessary permits, approvals, and licenses are obtained.
    • Manages documentation and records related to preconstruction activities.
    • Oversees compliance with zoning regulations, environmental requirements, and industry standards.
  • Team Leadership and Development:

    • Leads the preconstruction team and provides guidance, training, and mentorship.
    • Coordinates with other departments, including operations, design, and engineering teams.
    • Fosters a collaborative work environment to ensure efficient planning and execution.

Profile

The ideal Construction Preconstruction Manager will have:

  • BS degree in Engineering, Construction Management, Architecture, or related preferred
  • 5-10+ years of commercial preconstruction, estimating and/or project management expwrience
  • Experience estimating commercial construction in one of the following markets (or related): Academic, Healthcare, Life Science, Hospitality, Retail, etc
  • Able to be successful in a fast-paced environment
  • Ability to work under tight time lines to hit project deadlines
  • Experience with Excel, Planswift, Procore, On Screen, and/or Bluebeam
  • Strong communication and interpersonal skills
