The Senior Project Manager will serve as the project lead on large-scale, fully custom, $10M+ gut renovation projects throughout Manhattan. This individual will own the project lifecycle-preconstruction through closeout-while managing client expectations, design teams, subcontractors, budgets, schedules, and field operations.

Description

As Senior Project Manager, you will be responsible for the following:

  • Lead full project lifecycle for luxury gut‑renovation projects ($10M+)
  • Manage project budgets, forecasting, cost tracking, and financial reporting
  • Oversee project scheduling to maintain milestone delivery and on‑time completion
  • Direct subcontractors, trades, site teams, and vendors
  • Coordinate closely with architects, designers, engineers, expeditors, and consultants
  • Conduct regular site walks, quality control checks, and progress reviews
  • Lead OAC (Owner-Architect-Contractor) meetings and maintain consistent communication
  • Mitigate risks, solve field issues, and maintain impeccable documentation
  • Ensure full compliance with NYC DOB and high-end building requirements
  • Drive project execution with accuracy, professionalism, and a luxury‑grade standard of detail

Profile

A successful Senior Project Manager should have:

  • 8-15+ years of experience as a Project Manager or Senior PM in high-end residential construction
  • Proven track record managing luxury gut renovations in Manhattan (apartments, townhomes, penthouses)
  • Experience leading projects $5M-$10M+, preferably in custom, architect‑driven scopes
  • Exceptional communication skills with an ability to interface with elite clients and A&D teams
  • Strong understanding of sequencing, building systems, finishes, and premium materials
  • Adept at reading drawings, coordinating details, and managing competing priorities
  • Proficiency with construction management software (Procore, MS Project, etc.)
  • Collaborative leadership style with the ability to mentor junior staff
  • NYC DOB familiarity and experience navigating high‑rise logistics/heritage buildings
  • High level of professionalism, accountability, and commitment to quality
