Seeking a Senior Project Manager to lead a $60M ground-up multifamily project from preconstruction through closeout. This role involves full project oversight, including scheduling, budgeting, subcontractor coordination, and client communication. My client is a leading General Contractor in the Greater Boston area with over 40 years of experience and $120M in annual revenue. They handle projects ranging from $10M to $75M, offering a diverse portfolio that includes both renovations and new construction. Description
As the Sr. Construction Project Manager you will:
- Define and manage the project control plan, ensuring production rate, quality, costs, and receipts align with expectations
- Develop baseline construction schedules and ensure all deadlines are met
- Obtain all required building permits, licenses, and occupancy certificates
- Oversee construction progress through the on-site Superintendent, ensuring schedule and budget adherence
- Address critical issues promptly with effective corrective actions
- Manage contract financials, including payments, equipment rentals, and job costs, while maintaining strong client and architect relationships
- Review and maintain accurate, timely job cost reports
- Lead meetings with owners, architects, and engineers to review progress, procedures, issues, and schedules
- Support bid-day preparations and documentation
- Draft and distribute meeting minutes promptly
- Plan and participate in progress meetings with trade contractors and superintendents
- Coordinate equipment, material deliveries, and submittal schedules
- Take on additional responsibilities or special projects as needed
Profile
The successful Sr. Construction Project Manager will have:
- Bachelor's Degree in Construction Management, Engineering, Building Construction Technology, or related field preferred
- 7-10+ years of experience as a Project Manager (running work as a lead)
- Project experience needed: multifamily, assisted living, K-12 schools, etc.
- Proven experience managing large projects - $25M+
- Ground up construction experience highly preferred
- Ability to plan, organize, and coordinate multiple projects
- Strong computer literacy/software experience
- Strong communication and interpersonal skills
