Estimator/Preconstruction Manager
My client are seeking an experienced Estimator/Preconstruction Manager to join their team and lead the estimating and preconstruction efforts for townhome projects. The ideal candidate will have a strong background in residential construction, with a focus on townhomes or multi-family housing. This role is critical in ensuring that projects are accurately estimated, competitively bid, and well-prepared for a successful construction phase

Description
- Develop and prepare accurate cost estimates for townhome construction projects, including materials, labor, and equipment.
- Analyze project plans, specifications, and other documents to identify potential cost savings and efficiencies.
- Lead the preconstruction phase, including budgeting, scheduling, and coordination with design and construction teams.
- Solicit and review bids from subcontractors and suppliers, ensuring competitive pricing and quality work.
- Collaborate with project managers, architects, and engineers to develop value engineering solutions and alternative construction methods.
- Prepare detailed bid proposals and presentations for clients and stakeholders.
- Monitor market trends, pricing fluctuations, and industry developments to maintain competitive and accurate estimates.
- Manage the preconstruction process, including project scope definition, risk assessment, and timeline development.
- Maintain strong relationships with subcontractors, suppliers, and other partners to ensure successful project outcomes.
- Provide ongoing support during the construction phase, including budget tracking, cost control, and change order management.
Profile
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field.
- Substanitial experience in estimating and preconstruction management, with a focus on residential or multi-family housing projects.
- Strong understanding of construction processes, materials, and building codes.
- Proficiency in estimating software (e.g., Bluebeam, ProEst) and Microsoft Office Suite.
- Excellent analytical, organizational, and problem-solving skills.
- Strong communication and interpersonal skills, with the ability to collaborate effectively with all project stakeholders.
- Ability to read and interpret blueprints, construction drawings, and specifications.
- Knowledge of current market conditions, material costs, and labor rates.
- Detail-oriented with a commitment to accuracy and quality.
