Project Manager - NYCSCA Ground Up Construction

Seeking a qualified Project Manager specializing in NYCSCA ground up construction projects.

Client Details

A reputable general contractor based in Brooklyn, NY with a strong presence in public sector construction, specializing in NYCSCA projects. They have a full pipeline of work in 2025 and a track record of delivering high-quality educational facilities.

Description

Project Planning & Pre-Construction:

  • Review contract documents, drawings, and NYCSCA specifications to understand project scope.
  • Develop a detailed project schedule, including milestones, critical path activities, and deadlines.
  • Work with estimators to finalize budgets, ensuring cost control from project inception.
  • Coordinate with architects, engineers, and consultants to finalize design and resolve discrepancies.
  • Obtain all necessary permits, approvals, and regulatory clearances from NYCSCA, DOB, and other agencies.
  • Develop a procurement plan and ensure timely ordering of materials and subcontractor services.
  • Conduct pre-construction meetings with stakeholders, including school representatives and city officials.
  • Establish site logistics, including fencing, access points, laydown areas, and temporary utilities.

Project Execution & On-Site Management:

  • Lead daily and weekly coordination meetings with subcontractors, site supervisors, and field staff.
  • Ensure adherence to project schedule, identifying and mitigating potential delays.
  • Monitor subcontractor performance, ensuring compliance with NYCSCA standards and quality requirements.
  • Implement and oversee site safety programs, ensuring OSHA and NYCSCA safety compliance.
  • Review and approve RFIs (Requests for Information) and submittals to keep the project moving.
  • Coordinate inspections with NYCSCA representatives, DOB inspectors, and third-party consultants.
  • Oversee quality control, ensuring all work meets contractual and regulatory requirements.
  • Track and manage change orders, ensuring cost implications are properly documented and approved.

Budget & Cost Management:

  • Monitor and maintain project budget, ensuring alignment with financial constraints.
  • Approve subcontractor and supplier invoices, verifying work completion before payment.
  • Identify cost-saving opportunities without compromising project integrity.
  • Maintain accurate cost reports and provide regular financial updates to senior management.

Stakeholder Communication & Coordination:

  • Serve as the primary point of contact for NYCSCA officials, school administrators, and community representatives.
  • Provide regular progress updates to internal teams and external stakeholders.
  • Address concerns from local communities regarding construction impact, noise, and site activities.
  • Prepare and submit project status reports, meeting all NYCSCA reporting requirements.

Closeout & Project Handover:

  • Conduct final walkthroughs and inspections to ensure all punch list items are completed.
  • Obtain necessary certificates of occupancy and ensure all as-built documentation is submitted.
  • Train school facilities staff on new systems and provide all warranty information.
  • Ensure all financial closeout processes, including final subcontractor payments, are completed.

Profile

  • 5+ years of experience managing ground up NYCSCA construction projects.
  • Strong leadership, problem-solving, and communication skills.
  • Ability to manage multiple projects while ensuring quality and compliance.
  • Knowledge of NYC building codes and NYCSCA regulations.
