Due to this growth, our client is seeking an experienced Land Development professional to join their leadership team as Director of Land Development to play a key role in leading and furthering the company's growth
Description
The Director Land Development will be responsible for overseeing the entire Land Development team as well as leading all phases of Land Development operations for the Houston team. In addition to this, the Director of Land Development will have the following (not limited to) responsibilities:
- Responsible for all phase of land development from start to finish.
- Collaborate with Construction Managers, Project Managers, VP of Construction, and other Senior Leadership in providing development support for project execution.
- Conduct Due Diligence and present recommendations based on financial, economic, demographic, and market research for prospective development opportunities.
- Develop, maintain, and present financial forecasts and modeling.
- Review and red-line all land purchase contracts, builder contracts, and municipal creation, annexation, and agreement documents.
- Visit development sites weekly and manage contractors through all stages of development to completion.
- Value engineer plans throughout due diligence phase and as project develops.
- Work closely with Land Acquisition team to prepare various project proforma to assess potential financial outcomes for various acquisition/development projects.
- Ensure projects meet governmental requirements as well as individual site plans and specifications.
- Develop and maintain relationships with key local and regional stakeholders, elected officials, municipal staff, consultants, adjacent landowners, school district leaders, home builders, and contractors.
- Coordinate with internal analytics team on sales, marketing, and financial trends.
- Serve as company's representative to local municipalities, builder clients, and industry professionals.
- Provide training, coaching, and mentoring of Land Development team members.
Profile
The successful Land Development candidate must have a proven background in managing all phases of Land Development within the construction industry, preferably with a single-family home builder. In addition, the Land Development Manager / Director will meet the following criteria:
- Bachelor's Degree in Civil Engineering, Land Planning/Management, or Construction Science/Management
- Minimum of 5 years experience in Land Development for Construction projects, preferably with a single-family home builder.
- Knowledge of scope, region, jurisdictions, and general land development processes in the Dallas-Fort Worth metroplex.
- Strong ability to budget, bid, schedule, plan, organize, manage and supervise subcontractors.
- Able to work independently and as part of a team, with the ability to split time between office and field with little supervision.
- Must be local to Dallas-Fort Worth with a healthy network of relevant stakeholders in the region.
