Preconstruction Manager - Top ENR GC in the Southeast

The Preconstruction Manager will lead budgeting, estimating, scope development, and project planning for large-scale commercial, healthcare, K‑12, and higher education projects. Description

• Lead preconstruction efforts for $15M+ projects in healthcare, higher education, K‑12, and commercial sectors.
• Manage conceptual budgets, detailed estimates, quantity takeoffs, value engineering, risk analysis, and bid leveling.
• Collaborate closely with operations, project managers, superintendents, owners, and design teams to align scope and strategy.
• Prepare GMPs, RFP responses, scope narratives, and buyout recommendations.
• Support business development with early project planning and client engagement.
• Build strong vendor, subcontractor, and design team relationships.
• Maintain cost history, market pricing knowledge, and database accuracy.
• Work closely with leadership to shape preconstruction process improvements and best practices.

Profile

A successful Preconstruction Manager should have:

• Strong, stable tenure-no frequent job-hopping; long-term builders highly preferred.
• Experience in Healthcare, Higher Ed, and/or K‑12 required.
• Preconstruction experience supporting or leading projects $15M+.
• Background in a reputable GC; experience with commercial or institutional work.
• Strong communication and collaboration skills; clear, confident client-facing presence.
• Ability to work across multiple teams in a fast-paced, high-accountability environment.
• Based in or near the Triad; relocators considered.
