Description
This leader will drive all preconstruction efforts-from conceptual estimating through GMP-on signature DC civic and institutional projects. The selected candidate will either step directly into the Director role or move rapidly into it based on experience.
Key Responsibilities
- Lead all preconstruction activities for complex design‑build pursuits
- Manage estimating, budgeting, cost modeling, and value‑engineering strategies
- Guide design partners through preconstruction milestones, ensuring alignment with budget and schedule
- Prepare and present GMPs, narratives, and executive‑level updates
- Supervise and mentor a team including one Preconstruction Executive and two Preconstruction Managers
- Build strong relationships with DGS, design partners, trade contractors, and internal stakeholders
- Drive preconstruction best practices, process improvement, and cross‑department collaboration
Profile
A strategic, detail‑oriented, and collaborative leader who thrives in an evolving environment and excels in managing design‑build preconstruction for large civic and institutional projects.
You Bring:
- Significant DGS project experience OR robust design‑build expertise on large commercial or civic projects
- Portfolio exposure to K‑12, higher ed, community centers, hospitals, libraries, police/fire stations, or warehouse facilities
- Proven ability to lead estimates, design‑build narratives, schedules, and GMP development
- Strong communication skills and the ability to work seamlessly with owners, partners, and internal teams
- A proactive mindset-someone who anticipates issues before they arise
- Comfort working in ambiguity and adapting to project‑specific demands
- A positive, team‑oriented, solutions‑driven attitude aligned with my client's culture
