Residential Preconstruction Manager - North Jersey
The Residential Preconstruction Manager is responsible for overseeing the early stages of residential construction projects, including budgeting, scheduling, planning, and coordinating between the client, architects, engineers, and contractors. The role ensures that all preconstruction activities are completed successfully and within budget, helping set the stage for a seamless transition to the construction phase.

Description
Key Responsibilities:

Preconstruction Planning:
- Coordinate with clients to understand project goals, budget, timeline, and expectations.
- Collaborate with architects, engineers, and other project teams to review and finalize design plans.
- Assess feasibility of project plans, including zoning laws, building codes, and environmental regulations.
- Prepare detailed cost estimates and budgets for residential projects.
- Develop comprehensive project schedules and timelines.

Subcontractor & Vendor Coordination:
- Identify and procure subcontractors, vendors, and suppliers for the project.
- Obtain competitive bids and quotes for materials and services.
- Negotiate terms and finalize contracts with subcontractors and vendors.
- Ensure all project stakeholders are aligned on roles, timelines, and expectations.

Permit & Compliance Management:
- Ensure all necessary permits are obtained and filed in accordance with local government regulations.
- Work with regulatory bodies to ensure the project complies with all local building codes, zoning laws, and safety standards.
- Manage documentation and approval processes for required inspections.

Risk & Cost Management:
- Conduct risk assessments and propose solutions to minimize potential delays or budget overruns.
- Track and manage project costs, ensuring that the project stays within the approved budget.
- Monitor changes to the project scope and evaluate impacts on costs and timelines.

Communication & Documentation:
- Serve as the point of contact for all project stakeholders, ensuring clear and consistent communication.
- Create and maintain comprehensive project documentation, including contracts, permits, schedules, and change orders.
- Provide regular updates to clients, stakeholders, and team members regarding project progress.
Profile
Qualifications:
- Education: Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field (or equivalent experience).

Experience:
- 3-5 years of experience in residential construction, with at least 2 years in a preconstruction role.
- Proven experience with budgeting, estimating, scheduling, and managing residential projects.
- Familiarity with residential building codes, regulations, and permitting processes.

Skills:
- Strong knowledge of construction processes and industry best practices.
- Excellent project management and organizational skills.
- Ability to communicate effectively with clients, subcontractors, and internal teams.
- Proficient in construction software (e.g., Procore, Buildertrend, MS Project, or similar).
- Attention to detail and a proactive approach to problem-solving.
- Certifications (Optional): LEED Certification, PMP, or other relevant certifications are a plus.
