Project Manager - Commercial Construction
The Project Manager is responsible for leading construction projects from pre‑construction through closeout with a strong focus on work performed in occupied, active campuses. This role manages all aspects of project delivery-including planning, budgeting, scheduling, safety, stakeholder communication, and quality control. Client Details
Our client is a mid-size General Contractor that has a strong background of projects in; institutional, health care, government, and general commercial.
Description
Project Planning & Execution
- Lead the full project lifecycle, including pre‑construction coordination, procurement, construction oversight, and turnover.
- Develop and manage project budgets, schedules, work plans, and logistics strategies tailored to occupied environments.
- Coordinate phasing plans, temporary barriers, swing spaces, and safety measures to maintain uninterrupted building operations.
- Ensure work complies with contract documents, building codes, and organizational standards.
Occupied Building Management
- Implement communication strategies with tenants, staff, and facility teams to keep occupants informed about project impacts.
- Manage noise, access, dust control, and safety protocols to ensure minimal disruption to daily operations.
- Conduct risk assessments and proactively address issues related to working in sensitive, operational areas (e.g., healthcare, corporate offices, education, residential).
Stakeholder & Team Coordination
- Serve as the primary point of contact between owners, architects, engineers, subcontractors, and building management.
- Lead weekly progress meetings, document decisions, and maintain clear communication with all stakeholders.
- Collaborate with facility teams to schedule shutdowns, after‑hours work, and system tie‑ins.
Financial & Contract Management
- Manage project financial performance, including cost tracking, change orders, vendor invoices, and forecasting.
- Evaluate subcontractor bids, negotiate contracts, and ensure timely procurement of materials and services.
- Prepare and present regular financial and progress reports.
Quality Assurance & Safety
- Monitor project quality, conduct site inspections, and ensure adherence to project specifications.
- Enforce strict safety protocols consistent with OSHA requirements and company policies.
- Address field issues promptly and implement corrective actions as needed.
Profile
