Client Details
Our client is a highly respected General Contractor that's been a leader in the mid Atlantic region for over 70 years. They specialize in a variety of sectors including Multifamily/Mixed-Use, Sports & Entertainment, and Corporate Interiors, with projects ranging from $10M to over $200M. Over the past 15 years, they've steadily grown their Richmond office, focusing on work within a 10-15 mile radius. They're now looking to bring on an experienced Project Manager to join their team. This is a unique opportunity to be part of a smaller, close-knit office with the backing and resources of a $400M+ revenue GC. You'd have a key role-not just another number-with real visibility and impact.
Description
The Project Manager - Commercial Construction - Richmond will be responsible for:
- Overseeing and managing all phases of commercial new construction projects from pre-construction through closeout.
- Developing detailed project plans, schedules, budgets, and scopes of work.
- Coordinating and communicating with architects, engineers, contractors, subcontractors, and clients to ensure project requirements are met.
- Monitoring project progress, managing timelines, and ensuring milestones are achieved on schedule.
- Controlling project costs and managing budgets, including forecasting and variance analysis.
- Identifying and mitigating risks and resolving issues promptly to avoid delays or cost overruns.
- Ensuring compliance with safety regulations, building codes, and quality standards.
- Leading procurement efforts including bidding, contract negotiations, and vendor management.
- Preparing and presenting regular status reports to senior management and stakeholders.
- Managing onsite construction activities, supervising project teams, and coordinating subcontractor performance.
- Facilitating project meetings, maintaining project documentation, and handling change orders.
- Driving continuous improvement and efficiency in construction processes.
- Fostering strong client relationships and serving as the primary point of contact throughout the project lifecycle.
Profile
The Project Manager - Commercial Construction - Richmond will have:
- Minimum of 5 years' experience managing commercial new construction projects.
- Strong knowledge of construction processes, building codes, and safety regulations.
- Proficiency with project management software and tools (e.g., MS Project, Procore, BIM).
- Excellent leadership skills in supervising teams and subcontractors.
- Strong budgeting, scheduling, and cost control abilities.
- Effective communication and negotiation skills with clients, vendors, and stakeholders.
- Ability to manage multiple projects simultaneously while maintaining attention to detail and meeting deadlines.
- Bachelor's degree in Construction Management, Engineering, Architecture, or related field (preferred).
- Relevant certifications such as PMP, CCM, or OSHA 30 (a plus).
