Client Details

My client is a well-established general contractor serving the suburban New Haven, CT area, specializing in multifamily residential construction. Our reputation for delivering high-quality projects on time and within budget has helped us build strong relationships with developers, property owners, and other key industry partners. We are currently looking to hire a Superintendent with multifamily construction experience to help lead and manage projects from the ground up, ensuring the highest standards of quality and safety are maintained.

Description

Position Overview: The Superintendent - Multifamily construction will be responsible for overseeing the day-to-day operations on multifamily construction sites, managing the workforce, subcontractors, and ensuring that all aspects of the project are executed according to the project scope, schedule, and budget. The ideal candidate will have extensive experience in multifamily residential construction, a deep understanding of the construction process, and a commitment to delivering top-quality projects.

Key Responsibilities:

  • Project Oversight: Supervise and manage the daily operations of multifamily construction projects, ensuring work is completed on time, within budget, and to the highest quality standards.
  • Team Supervision: Lead and coordinate activities of subcontractors, labor crews, and suppliers. Ensure clear communication among all parties and resolve any performance or safety issues on-site.
  • Scheduling & Coordination: Develop and manage detailed construction schedules, ensuring that key milestones are met and that any delays or issues are promptly addressed.
  • Safety & Compliance: Enforce site safety standards in accordance with OSHA regulations and company policies. Conduct regular safety meetings, inspections, and audits to maintain a safe working environment.
  • Quality Control: Regularly inspect work to ensure compliance with project specifications, drawings, and building codes. Address any quality issues and ensure corrective actions are taken as needed.
  • Client & Stakeholder Communication: Maintain effective communication with the project manager, clients, and other stakeholders. Provide regular project updates and address any concerns or questions from clients or other key parties.
  • Resource Management: Ensure that materials, tools, and equipment are available and used efficiently on-site. Work with the project manager to forecast and resolve resource needs.
  • Problem-Solving: Quickly identify and resolve on-site issues, such as design changes, material shortages, or construction delays, and implement solutions to keep the project on track.
  • Documentation & Reporting: Maintain accurate records of site activities, progress reports, safety inspections, and any other required documentation. Provide regular updates to the project manager regarding project status and any issues or delays.
  • Project Closeout: Ensure smooth project completion by assisting with final inspections, resolving punch list items, and preparing the site for turnover to the client.

Profile

  • Experience: 5 years of experience as a Superintendent in multifamily residential construction, with hands-on experience managing large-scale apartment or multi-unit projects.
  • Education: High school diploma or equivalent required; Bachelor's degree in Construction Management, Civil Engineering, or a related field is a plus. OSHA 30-hour certification required.
  • Technical Skills:
    • Proficiency in reading and interpreting blueprints, specifications, and project drawings.
    • Strong knowledge of multifamily construction techniques, building codes, and safety standards.
    • Familiarity with project management software (e.g., Procore, Buildertrend) and scheduling tools (e.g., Microsoft Project).
  • Leadership Skills: Ability to effectively manage and motivate teams, manage multiple trades, and ensure alignment with project goals.
  • Communication Skills: Strong written and verbal communication skills, capable of working with clients, subcontractors, and project teams.
  • Problem-Solving: Strong critical thinking skills with the ability to resolve issues quickly and efficiently to minimize project disruption.
  • Attention to Detail: Meticulous in overseeing construction details, quality control, and ensuring all aspects of the project are completed to specifications.
