Senior Project Manager - Urban Development
The Senior Project Manager will spearhead the execution of a $150M fast-track urban development, serving as the primary owner's representative from pre-construction through final delivery. You will manage Tier-1 general contractors and elite design teams to ensure this high-density project meets institutional standards for quality, schedule, and ESG excellence.

Description
- Directly oversee a $150M fast-track vertical development in Jersey City, ensuring all milestones are met with precision.
- Manage high-level relationships with 'Big 8' General Contractors, ensuring accountability and strict adherence to GMP contracts.
- Lead the procurement of long-lead items and early-work packages to mitigate supply chain risks in a volatile market.
- Drive the project's sustainability goals, focusing on LEED Gold/Platinum certifications and smart-building integration.
- Act as the primary liaison between field operations and institutional investment committees, providing rigorous financial and progress reporting.
- Navigate complex local regulatory environments, including JCRA, utility providers, and municipal building departments.

- Educational Pedigree: B.S. in Civil Engineering or Construction Management from an accredited university.
- Big 8 Pedigree: Significant tenure at a Tier-1 CM firm with a track record of managing $100M+ vertical projects.
- The 'Owner's Eye': You have the agility to pivot from contractor execution to asset-value protection.
- Urban Expertise: Deep knowledge of high-density logistics, vertical hoisting, and the specific regulatory rhythm of the NJ/NY market.
- Self-Starter: A lean, entrepreneurial spirit; you are comfortable being the 'boots on the ground' and the 'face in the boardroom' simultaneously.
