Onsite PM/Super - RI - Single Family Production Home Builder
We're partnering with a well‑established, family‑owned residential developer to hire an Onsite Project Manager / Superintendent to lead multiple production home communities across Rhode Island. This is a highly visible role reporting directly to ownership, combining field leadership with project management responsibility.

Our client is a respected residential homebuilder/developer with deep roots in the Rhode Island market and an excellent local reputation. They specialize in large‑scale single‑family and townhouse communities, managing the full lifecycle from land acquisition through home delivery. With strong momentum and several major projects underway, they're growing their leadership team to support expansion into new communities.
Description
The PM/Super is responsible for:
- Managing on-site and in-office responsibilities across multiple residential projects.
- Overseeing full project lifecycle from sitework through completion, including roadway infrastructure and vertical construction.
- Coordinating permitting and approvals with town officials, inspectors, and engineers.
- Managing all trades, subcontractors, and suppliers to ensure quality, schedule, and productivity.
- Driving project schedules, sequencing, and day-to-day site operations across multiple job sites.
- Reading and interpreting full plan sets, identifying potential issues related to grading, drainage, and constructability.
- Developing material takeoffs (including lumber lists), supporting budgeting, and sourcing subcontractors.
- Overseeing foundations, framing, and finish work through certificate of occupancy (CO), final walkthroughs, and warranty.
- Performing punch list and warranty work as needed to ensure customer satisfaction.
- Operating light construction equipment (e.g., mini excavator) and supporting site work when required.
- Taking a hands-on approach in the field, assisting with basic tasks to keep projects moving efficiently.
- Driving continuous improvement by identifying better ways to execute and streamline operations.
Profile
- 7-10+ years of experience leading production‑oriented residential projects as a Superintendent/PM
- Strong working knowledge of the International Residential Code (IRC)
- MA Construction Supervisor License
- Demonstrating the ability to manage multiple projects simultaneously (2-3 sites, 30-180 homes each).
- Ability to read plans in full and understand grading, drainage, and infrastructure impacts
- Comfort pricing work, building budgets, and breaking down materials and labor
- Proficiency with Excel and basic construction technology, with interest in improving systems
- Having a personal vehicle (4x4 pickup preferred; company vehicle potential)
- A leadership mindset: organized, detail‑driven, solutions‑oriented, and collaborative
Job Offer
