Senior Estimator - High-Rise Multifamily Construction

We are seeking an experienced Senior Estimator to join our dynamic team in Broward County, FL, specializing in high-rise multifamily construction projects. The ideal candidate will have a strong background in construction estimating, with a particular focus on high-rise residential and mixed-use developments.

Description

  • Pre-Construction Estimating: Lead the preparation of detailed and accurate cost estimates for high-rise multifamily projects, including site development, structural work, MEP (mechanical, electrical, plumbing), finishes, and landscaping.

  • Cost Analysis & Value Engineering: Analyze project plans and specifications to determine the most cost-effective construction methods. Collaborate with design teams to recommend value engineering alternatives that meet budget constraints without compromising quality.

  • Bid Management: Manage the bidding process for subcontractors and suppliers, including pre-qualification, invitation to bid, bid analysis, and negotiations. Ensure accurate and competitive pricing while maintaining high standards of quality.

  • Scope of Work Development: Work closely with project managers, architects, and engineers to define the project scope and deliverables. Develop clear and comprehensive scopes of work for subcontractors, ensuring alignment with project requirements.

  • Quantity Takeoffs & Pricing: Perform accurate quantity takeoffs for all project trades, ensuring that all materials, labor, and equipment costs are thoroughly accounted for. Update and adjust pricing based on market trends and local conditions.

  • Project Budgeting & Cost Control: Assist in the development of project budgets, working closely with project managers to monitor cost performance throughout the project lifecycle. Identify and mitigate potential cost overruns or inefficiencies.

  • Collaboration & Communication: Maintain effective communication with internal teams (project managers, superintendents) and external stakeholders (clients, subcontractors, architects). Provide clear and timely updates on project status, changes, and issues.

  • Risk Analysis & Management: Identify potential risks and challenges in project scopes and budgets, offering solutions to minimize financial exposure and ensure smooth project execution.

  • Market Research & Trend Analysis: Stay updated on local construction market conditions, material pricing, labor rates, and regulations in Broward County and South Florida. Use this knowledge to provide accurate and competitive estimates.

  • Post-Construction Support: Assist project teams with change orders, claims, and final account settlements. Ensure accurate documentation for project completion and review.

Profile

  • Experience: Minimum of 7-10 years of experience as an estimator in the construction industry, with a focus on high-rise multifamily or residential projects.

  • Industry Knowledge: Strong understanding of high-rise construction methods, building systems (structural, MEP), and materials. Experience in multifamily and mixed-use projects is highly preferred.

  • Technical Skills: Proficient in construction estimating software (e.g., ProEst, Sage Estimating, or similar), Microsoft Office Suite (Excel, Word, Outlook), and Bluebeam or similar tools for takeoff and plan review.

  • Education: A Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field is preferred, but extensive relevant experience will also be considered.

  • Certifications: RICS, AACE, or similar certifications are a plus. LEED accreditation or experience with sustainable design practices is a benefit.

  • Communication & Leadership: Strong written and verbal communication skills, with the ability to work collaboratively with internal teams and external partners. Ability to mentor junior estimators and provide guidance on best practices.

  • Attention to Detail: Exceptional attention to detail, with the ability to handle multiple projects simultaneously and meet tight deadlines while maintaining accuracy.

  • Local Knowledge: Familiarity with the construction industry in Broward County and South Florida, including local market conditions, permitting processes, and building codes.
