Description
- Project Planning and Coordination
- Lead the planning, scheduling, and coordination of all MEP activities on construction projects
- Work with design and engineering teams to review MEP plans, specifications, and submittals, ensuring compliance with project requirements and codes.
- Ensure that MEP systems are integrated seamlessly into the overall construction project and align with project goals.
- Subcontractor and Vendor Management:
- Oversee and manage relationships with MEP subcontractors, ensuring they meet project requirements, timelines, and budget constraints.
- Review and approve MEP subcontractor bids, scopes of work, and contracts.
- Monitor subcontractor performance and resolve any issues related to quality, scheduling, or performance.
- Budgeting and Cost Control:
- Develop and manage the MEP budget for each project, ensuring that costs are accurately tracked and reported.
- Identify potential cost-saving opportunities through value engineering and alternative solutions.
- Approve MEP-related change orders, track cost impacts, and ensure alignment with the overall project budget.
- Quality Control and Inspections:
- Ensure that all MEP systems are installed according to project plans, specifications, and relevant building codes.
- Perform regular site inspections to monitor the quality of work, identifying and resolving any deficiencies.
- Coordinate third-party inspections and testing of MEP systems as required by local regulations.
- Schedule Management:
- Develop and maintain detailed project schedules for MEP scopes of work, ensuring that all milestones are met.
- Coordinate MEP work with other trades to avoid conflicts and ensure smooth progress throughout the construction process.
- Communicate regularly with project stakeholders to provide updates on MEP progress and any potential delays or issues.
- Risk Management and Problem Solving:
- Identify potential risks or issues related to MEP systems early in the project lifecycle and develop strategies to mitigate them.
- Resolve technical and logistical issues that may arise during the installation or commissioning of MEP systems.
- Work closely with engineers, architects, and other consultants to find solutions to complex MEP challenges.
- Documentation and Reporting:
- Maintain accurate records of all MEP-related activities, including contracts, RFIs, change orders, and submittals.
- Prepare and present regular reports on MEP progress, budget status, and any variances to the project team and client.
- Ensure all necessary closeout documentation is completed and submitted for the MEP portion of the project, including as-builts, warranties, and operation manuals.
- Safety and Compliance:
- Ensure that all MEP work complies with relevant safety standards, codes, and regulations.
- Collaborate with the safety team to ensure that all MEP activities are performed safely and that appropriate PPE and safety protocols are followed.
- Address any compliance issues related to mechanical, electrical, or plumbing systems, ensuring full adherence to local, state, and federal regulations.
Profile
- 10+ years experience with a general contractor or speciality MEP subcontractor
- Strong MEP expertise
- Project experience within life sciences, manufacturing, healthcare, or similar complex work
- 4 year Bachelors degree in construction management, civil engineering, or related field of study preferred
- Possess values of integrity, honesty, and self-improvement
- Strong leadership skills
- Professional business aptitude
- Software proficiency with the following preferred but not required: AutoDesk, Onscreen Takeoff, REVIT
Travel required!!! Per diem is offered to cover all out of town expenses.
Job Offer
- Base salary 120-150K commensurate with experience
- Annual bonus target 20%+ (uncapped)
- $800/month vehicle allowance
- 401K up to 10% employer contribution
