Senior Preconstruction Manager-General Contractor-DC
My client is an award winning general contractor seeking a commercial construction a Senior Preconstruction Manager to work alongside the Director and mentor and develop junior staff. This individual will also be responsible for overseeing and managing the complete conceptual budgets. My client works of on a variety of projects from Design Build to Tenant Interiors, ranging from 1M-80M.
The Senior Preconstruction Manager utilizes their well-rounded construction experience to lead the development of potential projects from opportunity through signed contract and hand-off to our operations teams. The project development entails budgeting, both conceptual and trade-assisted, constructability reviews, schedule development, value engineering, design management, and effectively communicating these elements to clients, partners, and other stakeholders

Description
- Lead pursuits through the preconstruction process, from contract, to turnover, to operations
- Coordinate RFP responses and pursuits with Estimating, Marketing, and Operations teams
- Provide value engineering suggestions and guidance to project teams
- Collaborate with in-house and out-of-house subject matter experts
- Prepare/Review detailed scope sheets for trade contractor bidding
- Perform quantity take-offs and scope sheets for a variety of building components and systems
- Review and analyze trade contractor proposals for price, scope, and fit for the project
- Collaborate with estimating team to ensure complete and accurate budget development
- Develop and/or QC project schedules during the preconstruction phase
- Oversee preparation of owner deliverables (e.g. GMP summaries, Qualifications, Allowances)
Profile
- 5+ years of commercial construction estimating and preconstruction experience
- Bachelors Degree in construction, architecture, engineering is preferred
- Proficient in Microsoft Excel, Onscreen Takeoff, Procore
- Experience with broad range of project types including Base Building, Multifamily, K-12, and civic (libraries, recreation centers)
- Experience with range of project delivery methods and contract types including Lump Sum, CMAR, Design-Build, and GMP
