Description
- Lead the preconstruction process from conceptual development to final bid, including project feasibility analysis, budgeting, and scheduling.
- Collaborate with project owners, architects, and engineers to develop a comprehensive preconstruction strategy.
- Oversee the preparation of detailed cost estimates, including material, labor, and equipment.
- Review and approve subcontractor and supplier bids to ensure alignment with project goals and budgets.
- Develop and manage value engineering strategies to optimize cost-efficiency without compromising quality.
- Manage and mentor the preconstruction team, including estimators and project coordinators.
- Facilitate internal collaboration across departments (e.g., design, operations, procurement) to ensure seamless project transitions.
- Act as the primary point of contact for clients during the preconstruction phase, ensuring clear communication of expectations and project updates.
- Present preconstruction plans and budgets to clients and stakeholders for approval.
- Develop and oversee project schedules, ensuring alignment with client timelines and milestones.
- Identify and mitigate potential delays during the planning phase.
- Perform risk analyses to identify potential project challenges and develop strategies to mitigate them.
- Ensure compliance with local, state, and federal regulations, as well as safety and quality standards.
- Monitor market trends, material pricing, and labor availability to inform accurate estimating and bidding strategies.
- Build and maintain relationships with subcontractors and suppliers to stay informed of market dynamics.
- Prepare and maintain detailed reports, budgets, and records for project tracking and accountability.
- Ensure all preconstruction documentation is accurate, complete, and up-to-date.
Profile
- 15+ years of preconstruction experience
- Must have previous experience with large-scale projects, >25M ideally in the following sectors: light industrial, healthcare, life sciences, manufacturing.
- Bachelor's Degree preferred, ideally in construction related field
- Proficiency in preconstruction and estimating software such as Procore, Bluebeam, PlanSwift, Sage, or On-Screen Takeoff (OST)
- Advanced knowledge of construction cost estimating, budgeting, and scheduling.
- Familiarity with construction methods, materials, and building codes.
- Proficiency in project management tools such as MS Project or Primavera P6.
- Strong leadership skills with experience managing and mentoring preconstruction teams.
- Demonstrated ability to collaborate effectively across departments and with external stakeholders.
- Excellent communication and negotiation skills for interfacing with clients, subcontractors, and suppliers
