Project Manager | Commercial TI | San Francisco

The Project Manager will oversee commercial TI construction projects, ensuring they are completed on time, within budget, and meet the required standards. This role requires strong organizational skills and a proactive approach to problem-solving in a fast-paced environment.

Client Details

Our client is a reputable General Contractor who specializes in commercial tenant improvement work and is experiencing substantial growth driven by a strong repeat client base and significant inbound opportunities. Current revenues are $65-75M, with projections to reach $100-150M next year. Long-term goals include scaling to $200-250M within four years and $500-700M within seven.

Recent wins include a 150,000 sq. ft. TI project for an AI company and a major HQ build-out in San Francisco. Typical project sizes range from $5-7M, with several larger projects between $15-30M.

Description

  • Manage full project lifecycle: preconstruction, buyout, budgeting, schedules, RFIs, submittals, change orders, and closeout.
  • Lead client communication and build strong, long-term relationships.
  • Coordinate with Superintendents to ensure field execution aligns with project goals.
  • Review drawings, scopes, and specifications to identify risks and opportunities early.
  • Oversee subcontractor selection, negotiations, and contract management.
  • Maintain accurate project financials, forecasts, and reporting.
  • Drive weekly project meetings with clients and design teams.
  • Support estimating, proposal development, and RFP responses as needed.
  • Ensure project delivery aligns with the company's quality standards and safety expectations.

Profile

A successful Project Manager should have:

  • Commercial TI project management experience required.
  • Must come from a comparable GC background.
  • Ability to manage multiple TI projects or larger complex TIs simultaneously.
  • Strong communication and leadership skills; comfortable in client-facing environments.
  • Excellent understanding of project financials, subcontractor management, and schedule coordination.
  • Proficiency with construction management software and industry-standard tools.
