Multifamily Superintendent - DFW Construction

Client Details

Our client is a well-established organization in the Property Industry with a robust portfolio of multi-family properties. Based in the heart of Dallas, this company has a reputation for high-quality construction and exceptional customer service.

Description

  • Build and maintain a strong team culture on-site.
  • Communicate clearly and constructively with all project stakeholders; document key conversations.
  • Support the PM with Owner/Architect/Contractor (OAC) meetings.
  • Flag any cost or schedule issues to the PM immediately.
  • Monitor safety, schedule, quality, and code compliance to ensure the project meets expectations.
  • Create and manage a material delivery plan to meet project timelines.
  • Build and maintain a full jobsite schedule with input from the General Superintendent; communicate schedule expectations to the field team.
  • Lead weekly field meetings covering look-ahead schedules, safety, SWPPP, RFIs, submittals, coordination, and quality topics.
  • Conduct a full plan review before vertical construction begins-covering Fair Housing, code, constructability, long lead items, jurisdictional requirements, egress, dimensions, MEP conflicts, and quality. Document all deviations via RFIs.
  • Manage RFIs from start to close.
  • Oversee submittal review and approvals.
  • Delegate tasks to the field team to meet schedule, safety, quality, and budget goals. Follow up to ensure completion.
  • Lead safety efforts and promote a safety-first culture.
  • Work with the APM on project admin tasks.
  • Ensure all close-out documentation is prepared and stored properly.

Profile

  • Bachelor's in construction or related field preferred but not required
  • 5+ years of construction experience preferred
  • 3+ years supervising multi-family construction required
  • Must know multi-family construction processes
  • Solid understanding of building codes
  • Working knowledge of construction scheduling
  • Must be PC proficient
  • OSHA 30 required within 90 days of hire
