Project Architect - Multifamily Construction
Client Details
Based in New Jersey, our client is a leading multifamily general contractor specializing in ground‑up and renovation projects across market‑rate, mixed‑use, and affordable housing developments. Their team delivers high‑quality residential communities through close collaboration between design, construction, and ownership
Description
Design & Preconstruction
- Support preconstruction efforts including design development reviews, value engineering, and constructability analysis for multifamily projects
- Review architectural and consultant drawings for coordination issues, code compliance, and scope gaps
- Assist in managing the design team (architects/engineers) during schematic design through permit and construction documents
- Participate in pricing exercises, alternates, and bid package reviews
- Coordinate unit layouts, façade systems, amenity spaces, and building envelope strategies specific to multifamily construction
Construction Phase Support
- Serve as architectural liaison between the field team and the design team
- Review and process RFIs, submittals, shop drawings, and ASIs related to architectural scope
- Resolve design conflicts in real time with field leadership and consultants
- Conduct site walks to verify conformance with design intent and construction documents
- Support problem‑solving related to means and methods, sequencing, and detailing
Coordination & Documentation
- Ensure coordination between architectural, structural, MEP, and life‑safety systems
- Assist with permitting responses, AHJ coordination, and inspection readiness
- Support change management efforts tied to design revisions or owner requests
- Contribute to as‑built drawings and close‑out documentation
Collaboration & Communication
- Work closely with Project Managers, Superintendents, and Developers to align scope, cost, and schedule
- Present design and technical recommendations to internal stakeholders and ownership
- Maintain strong working relationships with outside design firms and consultants
Profile
Required
- Bachelor's or Master's degree in Architecture
- 2+ years of experience with multifamily residential projects (garden‑style, podium, mid‑rise, or high‑rise)
- Strong understanding of construction documents, building codes, and technical detailing
- Experience working closely with construction teams (GC, CM, or design‑build environment)
- Proficiency in Revit; working knowledge of AutoCAD, Bluebeam, and Microsoft Office
- Excellent communication, coordination, and problem‑solving skills
Preferred
- Architectural licensure or progress toward licensure
- Experience supporting ground‑up multifamily construction projects
- Familiarity with value engineering and cost‑driven design decisions
- Experience with mixed‑use or affordable housing projects
- Knowledge of building envelope systems and life‑safety design in multifamily buildings
