Description
- Oversee day-to-day project management of multifamily renovation projects, ensuring work is completed on time, within budget, and in alignment with ownership's expectations.
- Develop and manage project schedules, sequencing work to minimize tenant disruption and maximize efficiency.
- Coordinate and supervise subcontractors and vendors, ensuring quality workmanship and adherence to contract scope.
- Manage budgets, contracts, and change orders, tracking costs and reporting financial performance to ownership or senior leadership.
- Conduct regular site walks to monitor progress, quality control, and safety compliance.
- Serve as the main point of contact with property management and tenants, coordinating access, notifications, and resolving issues quickly.
- Review and interpret construction documents, specifications, and scopes of work, ensuring clarity and execution in the field.
- Maintain accurate project documentation, including daily reports, progress photos, RFIs, submittals, and meeting minutes.
- Facilitate inspections and approvals with local jurisdictions and third-party consultants as needed.
- Identify and mitigate risks related to schedule delays, tenant coordination, or unforeseen conditions typical of renovation work.
- Oversee project closeout activities, including punch lists, warranty documentation, and final turnover to ownership/management.
Profile
- 4+ years experience with a general contractor
- 3+ years as a Superintendent running your own projects
- Prior experience managing TI and upfit projects independently
- Ground-up, new construction experience also welcomed!
- 4 year Bachelors degree in construction management, civil engineering, or related field of study desired, not required
- Must have an outstanding business acumen and professional demeanor to manage client relationships
- Construction software proficiency (Procore, RedTeam, Bluebeam, etc.)
- Excellent communication skills
