Description

Preconstruction Manager - Commercial/Retail/Hospitality - Wilmington, NC - Responsibilities:

• Lead the full preconstruction process for commercial projects ranging from $1M-$10M
• Analyze drawings, specifications, and subcontractor proposals to develop accurate budgets and competitive bids
• Utilize software tools such as Sage, Planswift, Building Connected, and Procore to prepare takeoffs, estimates, and cost analyses
• Collaborate closely with clients, architects, and internal teams to provide value engineering, cost options, and clear communication throughout the design phase
• Build and maintain subcontractor relationships to ensure accurate pricing and local market competitiveness
• Participate in strategic project pursuits and support hand-off to operations team post-award

Profile

Preconstruction Manager - Commercial/Retail/Hospitality - Wilmington, NC - Qualifications:

• 5+ years of commercial construction estimating experience
• Proficiency in key platforms: Sage, Planswift, Building Connected, Procore, MS Teams
• Strong communicator who can present confidently to clients and leadership
• Local candidates preferred; relocation considered for top talent
