Client Details

Our client has been a namesake in the multifamily market within the Southeast & Mid Atlantic for over 35 years. You will be joining a dynamic team to lead podium, wrap multifamily projects up to $85M. This company owns 100% of the properties they build, and they are not reliant on significant external financing to move forward on their backlog of work.

Description

• Provide overall leadership and direction on-site for multifamily construction projects, ensuring work is completed safely, on schedule, and within budget.
• Oversee and coordinate all field operations, including scheduling, subcontractor management, quality control, and project phasing.
• Direct and mentor assistant superintendents and field staff, delegating responsibilities and ensuring consistent execution across all areas of the project.
• Develop and maintain the master project schedule, sequencing activities for site work, structure, MEP systems, and interior/exterior finishes.
• Conduct regular safety meetings and enforce company safety standards, ensuring compliance with OSHA and local regulations.
• Review and interpret project drawings, specifications, and shop drawings, resolving field conflicts in coordination with the project manager, design team, and trade partners.
• Manage inspections and quality assurance processes, verifying work meets building codes, project specifications, and owner expectations.
• Act as the primary on-site representative of the builder/developer, maintaining strong communication with project managers, architects, engineers, and ownership.
• Track daily progress and prepare field reports, monitoring productivity, material deliveries, and subcontractor performance.
• Coordinate turnover, punch list, and closeout activities, ensuring timely completion and delivery of units to property management or ownership.

Profile

• 10+ years of construction experience as a Superintendent with a general contractor or builder developer
• You have a proven track record, having led 4+ projects from start to finish
• Expertise within podium/ wrap builds with a combination of steel and wood framing
• You must be comfortable CREATING a schedule alongside the PM, as well as updating during construction
• Technical proficiency in ProCore and Bluebeam required
• Positive attitude, punctual, great communication skills
• Ability to cultivate a productive and positive team environment, driving team work and accountability with everyone on site
• Exceptional safety standards
• Willingness to travel within the following states: NC, SC, VA
