Ground Up Luxury Residential Senior PM - Ocean, NJ
We are seeking a seasoned Senior Project Manager to oversee the ground‑up development of luxury residential condos and townhomes in Ocean, NJ. This leader will drive all phases of construction, ensuring the project is delivered on time, within budget, and to the highest standard of excellence.

Description
- Lead the full lifecycle of a luxury ground-up residential project exceeding $100M, from pre‑construction through closeout.
- Manage project schedules, budgets, subcontractors, and site operations to ensure alignment with contract requirements and company standards.
- Oversee all documentation, coordination, and reporting within Procore, ensuring accuracy and compliance.
- Partner closely with ownership, architects, engineers, consultants, and municipal authorities to maintain strong communication and project momentum.
- Drive on-site problem-solving, risk mitigation, safety enforcement, and quality control.
- Guide and mentor project teams, fostering high performance and accountability.
- Ensure successful delivery of luxury‑grade finishes and amenities that align with the developer's vision and market expectations.

Profile
A successful Senior Project Manager should have:
- 10+ years of construction management experience, with at least 5 years in a lead or senior project management role.
- Proven background managing ground-up luxury residential projects valued at $60M+ (condos, townhomes, or mixed-use).
- Expert-level proficiency in Procore and strong familiarity with advanced project controls.
- Demonstrated ability to lead large project teams, manage complex schedules, and coordinate multiple stakeholders.
- Strong financial acumen, communication skills, and a solutions-oriented leadership style.
- Ability to thrive in a fast-paced environment with high expectations for quality and delivery.
