Preconstruction Manager
We are seeking an experienced Preconstruction Manager to join a well-established general contractor in Old Bridge, NJ. This individual will work directly with the Vice President of Construction, taking the lead on pricing new projects and supporting early-stage project planning with developers.

This firm is a respected General Contractor with over 20 years of experience, specializing in large-scale multifamily residential projects ranging from $60M to $120M+. With a tight-knit team of 25+ professionals-many of whom have built their careers here-the company prides itself on a culture that values long-term relationships, both internally and with repeat clients. Their office is located in Old Bridge, NJ, and they typically execute around four major projects per year.
Description
Preconstruction: Lead preconstruction efforts for upcoming multifamily projects in various phases of design (schematic, CDs, etc.)
Team Leadership: Meet with developers and ownership groups to discuss project scopes and expectations
Estimating: Create and manage detailed estimates, conceptual budgets, and value engineering exercises
Documentation: Assist with early buyouts, subcontractor coordination, and scope reviews
Modeling: Interpret architectural, civil, and MEP drawings to create accurate pricing models
Software: Use tools such as Excel, Bluebeam, Planswift, MS Project, and Procore to develop and manage estimates
Profile
Minimum of 5 years of preconstruction experience, ideally on multifamily projects (wood frame experience not required)
Strong knowledge of building systems, drawings, and construction methodology
Confident interfacing directly with developers, architects, and internal teams
Highly organized and capable of managing multiple estimates and deadlines simultaneously
Skilled in relevant construction software (Excel, Planswift, Bluebeam, Procore, MS Project)
Must be willing and able to work onsite, Monday through Friday, at the Old Bridge, NJ office
A proactive team player who's looking to grow into a long-term leadership role in preconstruction
Job Offer
Base Salary: up to 120K (commensurate with experience)
Annual Performance Bonus (typically paid in December or January)
